What cleaning actually involves
Professional hardwood cleaning isn’t a mop-and-go situation. We use commercial-grade equipment and products to strip out built-up wax, residue, and contaminants that household cleaners leave behind. This is the foundation everything else is built on…skip it and nothing that follows will hold up.

A properly maintained hardwood floor can go decades without needing a full sand and refinish. A neglected one might need it in five years or less. Routine cleaning and recoating costs a fraction of full refinishing and keeps your floors looking sharp in the meantime.

Why We Test First
Before any finish is applied to the floor, an on-site adhesion test is required. This is to help protect you from finish failure due to contamination.
Being positive for acrylic finish does not disqualify you from our service, but it will result in additional labor and materials
Deep Cleaning
First is wax and acrylic mitigation, where we deep scrub the entire floor with commercial-grade machines and specialized cleaners. This strips out built-up dirt, residue, contaminants, and old cleaning products that could potentially interfere with the polyurethane coating.
A nice side effect is that it leaves your floor sparkling clean!
Some clients stop here. You’d be surprised how much a good scrub can do for your floor!
It’s generally recommended to follow up with at least 1 coat of finish to reset the clock on maintenance. A properly maintained floor can last several lifetimes.
Preparation & Priming
Depending on your floor’s existing finish and condition, we either buff the floor with light abrasives, apply 2K Contact primer, or both. This step opens up, and softens existing finish helping to ensure chemical and/or mechanical bonding of the topcoat.
Professional Coating
We apply a coat of Loba 2k Duo, which is built to last on even commercial floors.
2nd coat is optional, but recommended to increase durability.
Optional stain correction is available if you want to reduce blemish appearance or shift the color tone of your floor slightly.
Stain correction requires a 2 coat system.
Post-coat inspection and touch-up as needed.
Is Your Floor A Good Fit?

*** Severe pet damage from potty accidents can disqualify a floor from our service, the science behind polyurethane prevents it! Ammonia is kryptonite to cross-linked polymer chains. It goes down under the boards where our scrubbers (and even heavy sanders) cannot get it out.
